Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by host (property manager); entry information cannot be sent until signed.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
Property Access
- Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These are for member use only.
- Guests are not allowed to bring their own ATVs. For information about ATV rentals, please visit the Off Road Adventures website.
- Guests do not have use of the Green Egg Grill at the property.
- Guests are requested not to use the large doors in the living room. To go in and out of the home onto the back porch, please use the door next to the kitchen.
- This home has exterior security cameras. There are two cameras up front by the entrances of each door. One is above the garage and the other is above the deck pointed toward the mountains.
Policies and Rules
- No smoking allowed inside the home. No trace of smoking left outside the home.
- No pets allowed. This home is not pet friendly.
- This home is equipped with valuable and breakable items. The home is not child-proofed.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Minimum age: 25 years.
- Children allowed.
- No events allowed.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
Fees and Payments
- Eagles Nest Winery day passes are available onsite for $25.00 each.
- All visitors on premise at the winery must be 16 years or older. This is strictly enforced.
- All stays at Eagles Nest homes have an additional amenity fee in order to maintain the luxurious facilities and features in the development.
- The summer concerts are open to all guests; there is an admission fee for each person and cash bar for food and drinks.
- Firewood may be purchased at the time of booking, or by calling with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
Parking and Transportation
- Free parking is provided.
- 4WD/AWD and/or chains are recommended during winter (November–March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
Utilities and Amenities Access
- All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals, including cooking basics, stove, oven, dishwasher, toaster, and ice-maker. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- Hair dryers are provided.
- Towels and bed linens will be provided.
- Clothes washing machine and dryer are provided.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
Safety and Emergency Information
- This home has exterior security cameras. There are two cameras up front by the entrances of each door. One is above the garage and the other is above the deck pointed toward the mountains.
- Smoke alarm and carbon monoxide detector are provided.
- Eagles Nest is an up-and-coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am–7pm Monday through Saturday.
Cancellation Policy
- Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31–59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
